Building a house in Portugal, step by step

Building a home in Portugal — especially from abroad — is easier when you know the steps. This is how a project typically moves from an idea to the keys, and where an architect helps along the way.

01

1 · Feasibility study

Before buying or designing, the plot is analysed: what the municipal master plan (PDM) and other regulations allow, the buildable area, height, access and infrastructure. In some cases a request for prior information (PIP) to the municipality gives early certainty. Together we define the brief and a preliminary concept.

02

2 · Licensing

The architecture project is submitted to the municipality (Câmara Municipal) — in Quinta do Lago, Vale do Lobo and Almancil this is the municipality of Loulé. After the architecture is approved, the legally required engineering projects (structure, water, electrical, thermal and others) are submitted. Timelines depend on the municipality and the complexity of the project; we explain realistic expectations from the start.

03

3 · Execution project

The detailed project defines materials, construction details and a bill of quantities. It is the basis for comparable quotes from contractors — and for fewer surprises once construction begins.

04

4 · Construction and site supervision

During construction, we follow the works so that the result corresponds to the design, answer contractors' questions and guide unforeseen situations. At the end, the client receives the BIM model of the house.

Frequently asked questions

Can I build in Portugal if I live abroad?

Yes. We keep you informed in your language at every phase and coordinate the project and the team on site while you are away.

What is a PIP?

A Pedido de Informação Prévia is a request to the municipality for prior information about what may be built on a plot. It gives early certainty before the full licensing process.

How long does licensing take?

It depends on the municipality, the plot and the complexity of the project. We assess this during the feasibility study and explain realistic timelines before you commit.
